Grain Valley sits on the east edge of the metro, past Blue Springs on I-70, and it splits into two kinds of property: newer subdivisions like Rosewood Hills and Woodbury with mid-size lots, and acreage tracts outside the city limits where a tractor implement and a trailer need a real building. We build both, from a 10 by 12 shed to a tall workshop with a roll-up door.

The city keeps it simple: a shed of 200 square feet or less needs no permit, just the 5-foot setbacks. Larger buildings go through the Community Development permit process, which we handle.

Grain Valley has not adopted an accessory dwelling unit ordinance as of September 2026, so a separate rental unit is not the right plan there today. A backyard office, studio, or guest space that is not a separate dwelling is a good fit.
