Not if it is 200 square feet or less. It still has to sit 5 feet from every property line. Larger sheds, garages, and shops need a permit from Community Development, which we handle.

Yes. Property outside the Grain Valley city limits follows Jackson County rules, which exempt storage buildings under 200 square feet and permit larger ones. A tall workshop with a roll-up door is one of our most common builds in that area.
Can I build an ADU in Grain Valley?
Grain Valley has not adopted an accessory dwelling unit ordinance as of September 2026, so a separate rental unit is not the right plan there today. A backyard office, studio, or guest space that is not a separate dwelling is a good fit.
