Sheds, detached garages, backyard offices, and pool houses built on site in Blue Springs, one of the friendliest shed rules in the metro.

DistanceAbout 10 miles from our Lee's Summit shopRoughly 15 to 20 minutes up Highway 7.CountyJackson County

Blue Springs has the most generous shed rule of any city we serve: a storage building under 250 square feet with no electricity or water does not need a building permit. That covers most of our shed models outright, and it is why Blue Springs is one of our busiest cities for sheds and backyard storage.

The city grew fast from the 1970s on, so whole subdivisions share the same lot pattern and the same lack of storage. Stone Canyon, Waterfield, and Sunny Pointe lots are large enough for a detached garage or a workshop, and the Chapman Farms and Lake Remembrance area has the pools that want a pool house.

Questions from Blue Springs homeowners

Do I need a permit for a shed in Blue Springs?

Not if the shed is under 250 square feet and has no electricity or water. It still has to sit 2.5 feet off the rear and side property lines and out of any easement. Sheds of 251 square feet or more, or any shed with power or plumbing, need a permit and inspections, which we handle.

How big can a detached garage be in Blue Springs?

The city limits detached garages and carports to 5 percent of the lot area, and the garage has to sit at least 10 feet behind the front building line. On a typical Blue Springs lot that still allows a full two-car garage. We confirm the math at the site visit.

Can I build an ADU in Blue Springs?

Blue Springs has not adopted an accessory dwelling unit ordinance as of September 2026, so a separate rental unit is not the right plan there today. A backyard office, studio, or guest space that is not a separate dwelling is a good fit, and we can talk through what the code allows.

How soon can you come out to Blue Springs?

Our shop is about 15 to 20 minutes away in Lee's Summit. Configure a model online, add it to your cart, and we will schedule the site visit.
