Outdoor structures in Greenwood, MO
Shops and garages for Greenwood's acreage homesites, next door to our shop.
Workshops, detached garages, sheds, and custom buildings built on site in Greenwood, where sheds of 144 square feet or less need no permit and the lots have room for more.
Greenwood sits just south of Lee's Summit with a one-stoplight-town feel, and it is the closest city on this list to our shop. Most of its homes date from the 1970s to today, from 1990s split-levels to the newer Woodland Trails community, and the edges of town are acreage homesites where a tractor, a trailer, and a boat need a building of their own.
The city has amended its building code so that an outbuilding of 144 square feet or less needs no building permit at all. Larger buildings go through Greenwood's online permit portal with a 72-hour minimum review, and contractors need a city business license. We are in Greenwood so often that both are routine.

Permits in Greenwood
Greenwood Building and Zoning publishes an accessory building handout. What the city says:
We prepare the drawings, file the application, and schedule the inspections. You sign, we do the rest.
| No permit needed | Outbuildings and accessory structures of 144 square feet or less, with no permit fee and no administrative fee. Setbacks, placement rules, and HOA rules still apply. |
|---|---|
| Permit required | Anything over 144 square feet: sheds, detached garages, storage buildings. Applied for through the city's online GovWell portal with plans and a site plan; minimum 72-hour review; permit valid six months. |
| Fees | $0.20 per square foot plus a $30 administrative fee in most zones. Zone A is based on building valuation. |
| Placement | Rear yard, subject to the district setbacks and rear-yard coverage limits. Never in an easement or where it blocks drainage. |
| Trades | Adding electrical, plumbing, or mechanical needs separate trade permits even when the building itself is under 144 square feet. |
| Contractor license | Contractors must hold a current City of Greenwood business license. That is on our checklist. |
| ADUs | Greenwood does not have an accessory dwelling unit ordinance on file with the regional council. |

Questions from Greenwood homeowners
Do I need a permit for a shed in Greenwood?
Not if it is 144 square feet or less; Greenwood amended its code to exempt those, with no fee. Anything larger needs a building permit through the city's online portal, and adding electrical needs a trade permit at any size. We file all of it.
Can you build a workshop on my Greenwood acreage?
Yes. That is the most common Greenwood build we do: tall sidewalls, a roll-up door sized for the trailer or the boat, a gravel apron. Over 144 square feet it is permitted work, which we handle.
Can I build an ADU in Greenwood?
Greenwood has not adopted an accessory dwelling unit ordinance as of September 2026, so a separate rental unit is not the right plan there today. A backyard office, studio, or guest space that is not a separate dwelling is a good fit.
How soon can you get to Greenwood?
Greenwood is about 10 minutes from our Lee's Summit shop, the closest city we serve. Configure a model for a ballpark price and request a site visit from the cart.
