Every city in the Kansas City metro sets its own line for when a shed needs a building permit, and the spread is wider than most people expect: from 250 square feet in Blue Springs down to 30 in Grandview. Here is every city we serve, side by side, verified on each city’s own site in September 2026.

What the thresholds actually measure
Most cities measure floor area. Kansas City measures projected roof area, which includes the overhangs, so a shed with a 10 by 12 floor and 12-inch eaves is about 12 by 14 by that measure. When a threshold reads “over 120,” a 10 by 12 (exactly 120) slips under it; a 12 by 12 (144) does not. When a city writes “less than 250,” a 12 by 20 (240) qualifies and a 14 by 18 (252) does not. We size shed models to those lines on purpose.
Rules that apply even without a permit
- Setbacks. Every city sets minimum distances from the side and rear property lines. Blue Springs is 2.5 feet in single-family zoning, Grain Valley 5 feet, and Lee’s Summit reviews your plot plan against your district’s numbers.
- Easements. No city allows a shed on a utility or drainage easement. Belton, Greenwood, and Raymore say so explicitly.
- Rear yard only. Belton, Greenwood, and Pleasant Hill keep detached accessory buildings behind the house. Most others prefer it.
- Size and count caps. Lee’s Summit caps sheds at 250 square feet, Belton at 200. Pleasant Hill allows two accessory buildings per lot. Shawnee, which we do not have a page for, allows only one.
- Electrical. Power to a shed means a trade permit everywhere, and in Blue Springs it turns a permit-free shed into a permitted one.
- HOA covenants. City approval never overrides them, and no city enforces them. Bring your covenants to the site visit.
